Rapid Build Home Extension Kits to make life easier for you.
Home Extension Cheshire
If your home in Cheshire is running out of space, a single storey extension is often the most practical solution. Extension Kitz manufactures made-to-measure SIP extension kits from our 40,000 sq ft factory in Greater Manchester, supplying homeowners across Cheshire with a faster, cleaner alternative to traditional brick and block construction. Every home extension kit is designed to your dimensions, prefabricated under factory conditions and delivered ready to build.

What Extension Kitz Offers Cheshire Homeowners
We are an established, family-run manufacturer and supplier of Structural Insulated Panels (SIPs). We are the copyright owners and sole manufacturer of the Extension Kitz self-build extension kit, which means you buy direct from the people who design and make your kit. Our in-house CAD team can work from your own plans or help develop the design from scratch, and we can project manage from fabrication through to installation where required.
Common extension types we supply to properties across Cheshire include:
- Rear kitchen extensions and open-plan kitchen diners
- Larger living and dining spaces
- Ground floor bedrooms, annexes and utility rooms
- Home offices and studies
- Conservatory conversions, replacing a cold polycarbonate roof with a properly insulated room
- Garden rooms, home gyms and hobby spaces
To see the range of what our kits can achieve, our completed project case studies are a good starting point.
Why SIPs Work Well for Cheshire Properties
Cheshire has a genuinely mixed housing stock. Chester has Victorian terraces and period villas. Wilmslow, Prestbury and Alderley Edge have large detached homes on generous plots. Nantwich, Tarporley and the rural fringes have older cottages and farmhouses. Altrincham and Sale carry a lot of Edwardian stock. What works across all of them is an extension system that is cut to fit rather than built to a standard size.
Our Structural Insulated Panels consist of a high-density polyurethane foam core bonded between two structural facings of oriented strand board. The panels are lightweight, which reduces foundation requirements, and they perform well thermally, achieving a U-value of 0.15 as standard. Once erected, the wall system is three times stronger than a typical brick wall, and because the internal face is solid, kitchen units and shelving can be fixed straight in.
For more technical detail on how our panels are constructed, visit our SIP panel page.
External finishes and roof options
Our panels are delivered with external battens fitted, ready to receive your chosen finish. We offer brick slips for properties where matching existing masonry matters, render for a cleaner contemporary look, and cladding for rural or garden-facing elevations. Roof options include tiled finishes and apex warm roofs. The right combination depends on your property and planning context, and our team will advise during the design stage.
The Process: From Enquiry to Installation
We keep the process straightforward.
- Initial enquiry. Brief details are enough to give you an indicative cost so you can budget with confidence.
- Design. We work from your existing drawings, or our in-house CAD specialists can develop the layout with you.
- Quotation. A firm price is confirmed once we have measured drawings showing wall and roof dimensions, plus door and window positions.
- Fabrication. Your panels are cut, prepped and test-assembled in our factory, then numbered for fast reassembly on site.
- Delivery. Kits are typically delivered within 10 to 15 days of your order being placed.
- Installation. The structure can be up and watertight within a few days. We can install the kit ourselves, or hand over to your own builder with our technical support team available throughout.
Because your material costs are fixed before work starts on site, the budget overruns common with traditional builds are far less likely.
Buying Direct from the Manufacturer
With Extension Kitz, there is no middleman. The team that designs your kit is the same team that fabricates and quality checks it before it leaves our factory. Every kit is Made in Britain, complies with current building and fire safety regulations, and is covered by Building Regulations. You can find out more about how we work on our about us page.
With the majority of work done off-site, there are fewer trades on your property, less material delivery and significantly less disruption to daily life during the build.

Common Questions About Home Extensions in Cheshire
Yes. Brief details about the size and type of extension you want are enough for an indicative cost. We provide a firm quote once we have measured drawings.
Many single storey rear extensions fall within permitted development rights, but the rules depend on the size of the extension, how close it is to boundaries and whether your property is listed or sits within a conservation area. Cheshire has a significant number of listed buildings and conservation areas, particularly in Chester, Knutsford and several rural villages, so it is always worth checking with your local planning authority before proceeding. We have experience supporting customers through the planning process and can help with applications if needed.
